What is a community land trust (CLT) ?


It is a non-profit, community-based organisation run by volunteers to develop affordable housing, community facilities or other assets that meet the needs of the community, with membership open to all local residents.

There are now over 320 CLTs in England and Wales, and the sector has grown six-fold in the last six years. The largest CLTs have over 1,000 members each. CLTs have developed 870 permanently affordable homes to date and are working to develop an additional 5,800 homes in the next few years. What can they do?

They can build affordable houses!

A CLT will often be able to get planning permission to build just a few houses on the edge of a village, or some other small plot which wouldn't be worthwhile - or wouldn't be allowed - for a commercial developer. It may not, therefore have to pay as much for the land. And it won't have expensive overheads, staff and consultants to pay - most of the work is done by local volunteers.


Does affordable mean cheap and nasty?


It will be up to our members - and our finances - to decide what we can afford, but this is a community trust, run by members of our community for members of our community - none of us want to spoil the lovely place we all live in. We plan to have a panel of members to help us choose sites and designs - and the members will have to vote through any proposed development.


What else can they do?

CLTS are not restricted to housing. They can also 

- if their members approve - buy or create 

other facilities - like community centres, shops, post offices, pubs, car parks and playgrounds, all owned and run by the local community through the CLT.


What can't they do?

Make profits!

Every penny we make, when we are finally able to build and rent out houses, has to be ploughed back into our community trust - for the good of all of us!
